What are some of the things I'll need when purchasing a new home?
You will need a pre-approved letter from your lender stating your approved loan amount. Upon request, we can provide a list of lenders to assist you with your loan as a courtesy. If you own your own land, we will need copies of the environmental permits, if applicable, to determine well, septic, and excavation costs. Making sure your property lines are marked will help prevent any unnecessary blunders. Our goal is to make your new home purchase a smooth and enjoyable process, so please do not hesitate to ask us any questions you may have.
Do I need to own land for my new home?
No. If you don’t already own land, Carolina Custom Homes of Burlington will work with you and your real estate agent to insure the property you choose will be suitable for your new home.
Is the construction of a modular home different than a home built on site?
Site-built homes can take many months, or even years, to complete. Our modular construction reduces build time by over 35%. Quicker construction time can save you money and reduce the stress caused by building your new home. And because most modular construction can be completed in less time than on-site homes, the cost of interim construction financing is significantly reduced, or even eliminated.

What are some of the advantages of Modular Home Construction?

How much does it cost to build a modular home?
To get a better idea of your potential investment costs, on average a single level ranch home costs $100 per square foot when you select standard factory options. You can modify your budget and design preferences accordingly.
Do I have to pay prior to construction?
All we ask prior to construction is a $500 good faith deposit. This will lock in your quoted price for 6 months, so you have the ability to find land, or shop lender options. Your good faith deposit is fully refundable, up until the time we come for our first on-site property visit.
Is my home protected under a warranty?
All of our homes are backed by a full 2 to 10-year warranty.
Are the floor plans customizable?
We’ll be glad to work with you to customize any of our floor plans. If you have specific needs, we’ll be glad to discuss those options with you. If you have already found a floor plan you love elsewhere, please bring it to us and we will happily quote it for you. Absolutely, Carolina Custom Homes of Burlington will gladly discuss and provide any site-built additions you might have. We take pride in building basements by Superior Walls®. We can also build custom porches/decks of any size or shape of your liking.
Can I change the square footage of my home?
All of Carolina Custom Home’s square footages cannot be changed. However, we can move individual walls to your liking, so the home’s floor plan suits your vision!
I want to fully customize my kitchen cabinets - how involved is that process?
Every cabinet is fully customizable to your liking! You can pick the material, style, frame options, and interior details! From the paneling, shelves, and door hinges, your kitchen cabinets can look exactly how you want – from the inside out.
How do I get a quote of an individual floor plan?
We will submit a request to our manufacturers once you’ve selected a floor plan, and specified your finish preferences. We will provide a custom turnkey quote shortly afterward.
